1. BUILDING - Architectural and construction part 1.1. CONSTRUCTION – a traditional reinforced concrete monolithic, mixed type slab (beamless with separate beams) with a thickness of 20 cm. Vertical carrier elements are the reinforced concrete walls (anti-seismic washers) and columns for uplifting vertical loads, as horizontal forces from earthquakes are being absorbed only by the walls. The foundation is on a common foundation slab for each building. The design is executed according to the normative requirements for the design of concrete and reinforced concrete structures - "ORDINANCE №RD-02-20-2 of 27 of January 2012 for the design of buildings and structures in earthquake areas, "with earthquake resistance IX grade on the Medvedev-Shponhoyer and Karnik scale, with a seismic coefficient of Kc = 0.27 for the Sofia region, according to the NPSSZR '1987. The calculations of the earthquake effect were carried out with the TOWER 7 Program System of company "RADIMPEX". The construction project was prepared on the basis of a geodesic picturing of the terrain and a geological report prepared on the basis of three drillings made to a depth of 10 m in the area of the plot. It is planned to perform around the whole complex, an open-air fence in an architectural detail with reinforced concrete base and a wall thickness of 25 cm. 1.2.MASONRY - All exterior walls are 38 cm thick and are made of ceramic blocks of "Wienerberger" model Porotherm 38 N + F Comfort. The internal partition walls have a thickness of 25 cm and 12 cm and are also made of ceramic blocks of the company "Wienerberger" with Porotherm 25 N + F Light and Porotherm 12 N + F. There are created prerequisites in each apartment for the installation of a fireplace upon customer's request. Individual chimneys for each apartment will be executed for the purpose. The chimney bodies are of the company Kebe and are a new generation made of eco-friendly products, that enable an environmentally friendly construction - low energy consumption to achieve maximum temperature comfort by using widespread natural materials, such as clay. 1.3. ROOF - Flat roof - laid layers in detail - bituminous vapor insulation with an aluminum insert, thermal insulation made of extruded foam-polystyrene - XPS 12 cm, reinforced putty with a slope, two layers of rolled bitumen waterproofing. No thermal bridges on the structural elements. Drainage of roofing surfaces - with drainage elements of HL company with bituminous cuff, welded to the waterproofing. 1.4. WATERPROOFING - Claytex KF bentonite waterproofing membrane on the funding of the building and on the external vertical walls (bath type), in the basement from the company CETCO (USA). All the exposed terraces, loggias and roofs of the buildings have a two layer of bitumen waterproofing. On the floor above the underground garages a bituminous anti-corrosion waterproofing is provided. 1.5. FACADE - The facade is provided as a ventilated wall with HPL panels with an air gap of 30mm. In the zone between the HPL panels and the structure, there is stone wool. In front of the bricks it is 3 cm thick, and in front of the reinforced concrete structure - 11 cm. The main advantage of the ventilated facade, is that it takes away the diffuse water vapor, which during the winter period moves from the inner warmer rooms to the outer space, eliminates the condensation eventually produced, and reduces the heating of the solid wall during the summer. • Balcony railings - by architectural detail - glass type "self-supporting" two tempered glasses with a total thickness of 16mm and stainless steel handle; • Company sign and a company logo of the construction company. 1.6. ANTI-LIGHTNING INSTALLATION - a lightning-conducting device is used, as per Ordinance № 8 of 28.12.2004. 1.7. GENERAL PARTS OF THE RESIDENTIAL PART • An entrance hall of the building, built on an interior design project - floorings and facing of natural granite and composite materials. The common areas and bathrooms are fully equipped. • Entrance door - Design aluminum door with access control. • Video intercom system of BTICINO company with a colour camera. • Mounted mailboxes. • Walls and ceilings of a staircase - filled plaster with ground coat with placed angled props, applied primer and latex painting. • Floor and stairs of the staircase - natural stone flooring. • Staircases windows and floor shop - aluminum windows with thermal insulation. • Stair rail – according to architectural detail. • Built-in lift system - economical, with electric gearless drive, frequency control for smooth braking and departing, with an option to move the cabin to a stop when the main power supply is cut off, without a machine room and with a luxury cabin with automatic doors. Assembly and installation - according to the "Regulation for safe operation and technical supervision of lifts". The elevator system is available for use by people with disabilities. • Lighting - mounted lights with photocells with automatic activation when there is motion. • Built-in electricity meters for common costs - staircase lighting and lift system. 1.8. VERTICAL PLANNING - executed according to an approved project. • Pavement cladding and approaches to buildings are made with materials from the company SEMMELROCK. • Implementation of landscaping of decorative, tree and grasses in separate flower gardens and other green areas. 1.9. INFRASTRUCTURE • completed external power supply (medium voltage cables, transformer substation and low voltage cables), external water supply and sewerage connections, external deviation to the gas transmission network. • Laying asphalt flooring on "Karamfil" Street and "Maiska Rosa" Street on the front of the plot. 1.10. GENERAL PARTS IN UNDERGROUND GARAGES • Ramp - concrete cladding, pavement, asphalt or others, installed common sectional door with remote control for entrance-exit of cars. • Cladding of the underground maneuvering street - sanded concrete flooring, dispersed reinforced with high-strength fibers. • Walls and ceilings - finished plaster and laid one layer of white latex. • Lighting with mounted light fixtures and photocells for automatic activation when motion is detected. • Completed forced ventilation installation for exhausting exhaust fumes according to the design. • Completed fire alarm system. • Implementation of CO detection system. • Installed electricity meters for common costs - lighting common areas, ventilation, fire alarm. 2. HOUSES 2.1. WALLS AND CEILINGS - filled plaster with ground coat with angled protectors. On walls to staircase and lift shaft is laid a thermal insulation from Mulporur (according to the project). Installed thermal insulation of unheated rooms that bordered with heated. The enclosing brick walls of the apartments to the neighbors are executed with a double brick wall (2 x 12 cm) with additional sound and noise insulation in the middle part. The internal brick walls are 12 cm. 2.2.FLOOR • A heat-insulating pad with a sound-proof effect laid on a radiant floor water heating system. • Dry rooms - equalization, reinforced cement-sand putty. • Wet spaces - cement putty with slopes to the siphons. 2.3.LOGGIAS AND TERRACES: • Layered bitumen vapor insulation with aluminum insert, thermal insulation XPS 12 cm, cemented sloping, bitumen waterproofing two layers and frost-resistant granite. • On the exposed terraces of the apartments - the last floor in building 1 and building 2 - mounted shades with a shoulder strap and canvas. • Adjoining patio-terraces to the apartments on the ground floor of the buildings - partial décor flooring in front of the apartment, landscaping of the rest and decorative fence according to contour limiting the use; 2.4.WINDOWS • Aluminum windows in color with thermal break, triple glass package 40mm (low emission 6mm / 12 / white 4mm / 12 / low emission 4mm) and gas argon. External waterproofing tape applied. • Entrance door door - armored with two independent systems with a total of seven locking points and special protection of the mechanical anti-drilling pad. Unlocking via a contactless card. • Interior doors - MDF coated with natural veneer. Choice of color after choosing a supplier. 2.5. Water and Plumbing installation • Pipeline - filled with polypropylene pipes with PN 16 and PN 20 for cold and hot water with aluminum insert - to the plug. Insulated thermal insulation of all exposed areas in order to prevent condensation. Installed water meters with remote reading capability. • Drainage - filled with PVC pipes, to the end plugs. 2.6. ELECTRIC INSTALLATIONS • A mounted apartment dashboard from which all lighting lines and sockets are powered. The dashboard is equipped with the appropriate fuses and earth leakage protection devices. It is mounted at a height of 2.20m from a ready-made floor and is located near the front door of the apartment. • Lighting – made of 3 x 1,5 mm bridge wire under the plaster, laying in the ceiling slabs in pre-set corrugated pipes, with the light fittings mounted on the lighting fixtures. Mounting keys at a height of 1.00 m from the ready floor. • Sockets - the main lines are made with a 3 x 4 mm2 bridge wire, and the deviations to the corresponding sockets with 3x2.5 mm2. The general purpose sockets are tailored to the furniture and are mounted at 0.30m from the finished floor. The lines for reinforced sockets - electric oven, dishwasher, washing machine are separate. All sockets are "SHUKO" type with a zero terminal. • On all power circuits - mounted defective current protections in the apartment boards. • The earthing installation of all the points is made with the third or fifth wire of the power conductor. All protective wires are connected to each other through protective terminals or weldings meeting the requirements of the Ordinance for Electrical System Design. • Empty pipe network with corrugated pipe for NET and TV installation. The outlets end with mounted terminals on the project sites. Pullers are fitted with guides for quick and easy cable installation. The wiring is performed by the respective service provider. • Video intercom installation of BITICHINO with wiring and video door intercom with color display on the front door. • Installed electricity meters and open partitions to CEZ Distribution Bulgaria AD for all apartments in the building. * All electrical installation materials - wires, switches, sockets, fittings, switchboards, corrugated and PVC pipes and fittings comply to BSS and are supplied by reputable manufacturers. 2.7. HEATING INSTALLATION and DHW • The building will be supplied centrally with gas. • Completed yard gas supply network with polyethylene pipes. • Completed building and apartment gas installation with copper pipes, with a place to install a gas-meter panel for each apartment. • Fitted gas boiler and 160l water heater with attached coil to the gas boiler. The boiler has an option for heating on electric power too. • Water-heated floor heating for living rooms, bedrooms, corridors, bathrooms, and additional “lira” type heating radiators. Water radiant floor heating ensures uniform distribution of air temperatures in height and its horizontal distribution in the room, elevated surface temperature of building elements surrounding the room, which by itself allows to maintain a lower air temperature while maintaining the thermal comfort of people. The reduced convective air mobility due to the low surface temperatures of the radiating surfaces results in maximum comfort in the room. 2.8. VENTILATION • Wet rooms - made of PVC pipes with a roof drain, without mounted fans. • Kitchens / kitchen boxes - filled with ready-made stacked chimney bodies. The individual connection is done to the small chimney stack, which is led to the large chimney over the roof. Aspiration openings are made when customer kitchen equipment is installed, depending on the type and height of the delivery pipe. 3. GARAGES 3.1. WALLS AND CEILINGS - finished plaster and laid a layer of white latex (bedded). 3.2. FLOOR - ground concrete floor, dispersed reinforced with high-strength fibers. 3.3. GARAGE DOORS - individual garage door type "flying wing" with electric motor for automatic actuation. 3.4. ELECTRICAL INSTALLATION • mounted garage board from which all lines are powered. The dashboard is equipped with appropriate fuses and defective-current protections. It is mounted at a height of 2.20 m of ready-made floor and is located near the garage door. • the lighting is carried out with a bridge wire 3x1.5mm2 under the plaster. • Sockets - the main lines are executed with a 3x4mm2 bridging wire and the deviations to the corresponding socket, with 3x2.5mm2. All sockets are "SHUKO" type with a zeroing terminal. • Mounted electric meters and open partitions to CEZ Distribution Bulgaria AD for all the garages in the building. * Possibility of mounting a parking system for two-storey parking in certain garages. 4. WAREHOUSES / BASEMENTS / 4.1. WALLS AND CEILINGS - finished plaster and laid a layer of white latex (bedded). 4.2. FLOOR - flooring made of granite. 4.3. DOOR - a metal door with a secret lock and ventilation holes. 4.4. ELECTRICAL INSTALLATION - completed lighting installation. The accessible environment is provided by approaches from the underground garage to each residential building and lifts to each floor.
